How we produce BOMA As-Built Digital Plans

Our BOMA As-Built Digital Plan process is designed to produce consistent, defensible area measurements based on verified existing conditions. Each step follows a structured workflow that combines high-accuracy 3D data capture with BOMA measurement guidelines, ensuring floor areas are calculated, documented, and presented in a clear and repeatable manner suitable for review and long-term use.

1

  • BOMA standard alignment

We begin by confirming the applicable BOMA standard and understanding how the measurements will be used, such as leasing, valuation, internal reporting, or compliance. Measurement boundaries, inclusions, and exclusions are clearly defined at the outset to ensure consistency and transparency.

2

  • Capture of existing conditions

Using 3D scanning, we capture the full interior geometry of the building, including floor plates, cores, and circulation areas. This approach minimizes assumptions and ensures measurements are based on actual conditions.

3

  • Defensible area calculations

Floor areas are calculated directly from the digital data in accordance with BOMA definitions. Because measurements are derived from a precise digital model, results are repeatable, auditable, and less prone to interpretation errors.

4

  • Clear and standardized BOMA drawings

We produce clean BOMA as-built plans that clearly illustrate area classifications, boundaries, and measurement logic. Drawings are organized to support an easy review.

5

  • Verified and review ready results

All measurements and drawings are reviewed internally to confirm alignment with the selected BOMA standard and the captured building geometry. This verification step ensures the plans are ready for external use.

6

  • Deliverables and ongoing support

Final BOMA as-built plans are delivered in digital formats suitable for leasing packages, reporting, and portfolio management. Our team remains available to support updates, tenant changes, and future measurement needs.

Proven results across 400+ projects

QUESTIONS

Want to learn more about our 3D scanning, 3D modeling and BOMA as-built digital plans services ? Our team is here to answer your questions and provide personalized guidance. Feel free to contact us to discuss your project.

  • What are BOMA standards?

BOMA (Building Owners and Managers Association) standards are internationally recognized for their precision and consistency in measuring real estate and industrial spaces. Approved by the American National Standards Institute (ANSI), these standards offer a reliable method for calculating floor areas making it easier to manage, lease, and sell properties. Used by owners, property managers, and design professionals, BOMA standards ensure consistent and transparent space valuation worldwide.

  • How can BOMA standards help optimize the use of my space?

BOMA standards deliver accurate, standardized measurements that eliminate guesswork in space calculation. They allow for the fair allocation of common areas, ensuring proportional costs for tenants and users. With precise data, you can better plan layouts, optimize space usage, and streamline facility management. These standards also support renovation, expansion, and long-term asset planning. Because BOMA-compliant measurements are widely recognized, they help facilitate transparent transactions with buyers and tenants.

  • Do BOMA services comply with local regulations?

Yes. Our services align with internationally recognized BOMA standards, approved by ANSI. This guarantees a high level of reliability and ensures compliance with both local and international regulations, as well as legal and industry standards.

  • What is your process for creating As-Built BOMA plans?

To create our As-Built BOMA plans, we begin with 3D data capture. First, we select the most suitable scanning tool for the project. The site is then scanned from multiple angles to cover its entire surface and generate a point cloud. These raw data are processed using specialized software for alignment, cleaning, and merging, resulting in detailed as-built BOMA plans.

Our laser scanners provide real-time visual feedback during capture, allowing us to verify that every area has been fully documented. In simple terms, we capture the environment in 3D in the same way a camera captures photographs, and then we process the data to reconstruct an accurate digital version of the existing conditions.

  • Are BOMA As-Built plans required for commercial leasing?

While BOMA As-Built plans are not legally mandatory, they are widely recognized as the industry standard for measuring commercial space. Many landlords, brokers, and tenants rely on BOMA-compliant plans to ensure transparency and consistency in lease negotiations, rentable area calculations, and portfolio reporting.

  • When should BOMA As-Built plans be updated?

BOMA As-Built plans should be updated whenever there are changes to a building’s layout, such as tenant improvements, renovations, or reconfigurations of common areas. Keeping BOMA plans current ensures floor area calculations remain accurate for leasing, valuation, and asset management purposes, and helps avoid discrepancies during real estate transactions.
